Job summary

Thompson Thrift is seeking a Maintenance Manager for the High South community in Fayetteville, AR. You will lead day-to-day maintenance operations, directing the service team to uphold the highest standards for safety, quality, and resident satisfaction.

The role emphasizes preventative maintenance, efficient service delivery, and collaboration with management, vendors, and partners to preserve asset value and support occupancy goals.

Qualifications

• Minimum of 4 years of experience in apartment or property maintenance.
• At least 2 years of experience in a supervisory or lead maintenance role.
• Experience with Class A, new construction, or luxury multifamily communities preferred.
• A valid driver’s license and reliable vehicle required for on-call emergencies.
• Willingness to perform snow removal, unit touch up cleans, and upkeep of amenity areas.
• Must meet physical requirements including frequent lifting (50–80 lbs) and occasional lifting up to 100 lbs.

Responsibilities

• Lead, coach, and support maintenance technicians to ensure high‑quality work, accountability, and timely completion of tasks.
• Oversee and participate in daily maintenance operations, including service requests, preventative maintenance, and apartment make-readies.
• Ensure service requests are completed within established timelines, prioritize urgent issues, and maintain documentation of completion.
• Manage the apartment turn process to support efficient make-readies, reduce vacancy downtime, and protect revenue performance.
• Execute and maintain a preventative maintenance program with regular inspections of building systems, equipment, and common areas.
• Conduct routine inspections of occupied and vacant units to identify maintenance needs and mitigate risk.
• Monitor maintenance workflows, service delivery, and team productivity to support efficiency.
• Support maintenance budget management by monitoring expenses, inventory, and cost control.
• Partner with community management to ensure resident service quality and timely resolution of maintenance concerns.
• Ensure compliance with safety standards, OSHA regulations, Fair Housing, and company policies.
• Maintain accurate records of maintenance activities, repairs, and capital components.
• Coordinate with vendors/contractors, obtain bids, oversee work, and ensure quality, timeliness, and cost control.
• Support emergency response and ensure on-call coverage for urgent maintenance needs.
