Job summary

Thompson Thrift in Buford, GA, seeks a Maintenance Manager for Autry at Tulip Grove, a Class A multifamily community. You will lead daily maintenance operations, supervise the service team, and ensure the property is well‑maintained, safe, and aligned with Thompson Thrift’s quality standards to deliver a superior resident experience.

You will implement preventive maintenance, manage service requests and turns, coordinate with vendors, monitor budgets, and ensure OSHA and policy compliance.

Qualifications

• 4+ years in apartment/property maintenance.
• 2+ years in a supervisory/lead maintenance role.
• Class A/new construction or luxury multifamily experience preferred.
• On-call availability for emergencies.
• Valid driver’s license and reliable vehicle.
• Willing to perform snow removal and upkeep tasks.
• Must meet physical requirements (lifting 50–100 lbs).
• Colorado applicants note: visibility of rent and fees is a plus.

Responsibilities

• Lead and coach maintenance technicians to ensure high‑quality work and timely completion.
• Oversee daily maintenance operations, service requests, and make-readies.
• Ensure service requests are completed within established timelines.
• Manage apartment turn processes to minimize vacancy downtime.
• Execute preventive maintenance and regular building inspections.
• Inspect occupied and vacant units to identify maintenance needs.
• Monitor workflows, service delivery, and team productivity.
• Support maintenance budgeting, inventory control, and cost efficiency.
• Coordinate with management, vendors, and contractors; obtain bids and oversee work.
• Provide on‑call coverage for urgent maintenance needs.
