Thompson Thrift is seeking a Maintenance Manager for a Class A multifamily community in Ocala, FL. You will lead day-to-day maintenance operations, direct the service team, and ensure preventative maintenance and timely make-readies to protect asset value and maximize resident satisfaction.

The role requires 4+ years in property maintenance, supervisory experience, and relevant certifications. On-site role with on-call duties and a focus on safety, documentation, and cost-control.

Qualifications

• High school diploma or GED required; equivalent experience considered.
• EPA certification required
• Certified Pool Operator (CPO) certification preferred
• HVAC certification preferred
• Minimum of 4 years of experience in apartment or property maintenance
• At least 2 years in a supervisory or lead maintenance role preferred
• Valid driver’s license and reliable vehicle required
• Willingness to perform snow removal, unit touch up, and upkeep of amenity areas

Responsabilités

• Lead, coach, and support maintenance technicians to ensure high-quality work and timely completion.
• Oversee daily maintenance operations including service requests, preventative maintenance, and apartment make-readies
• Ensure service requests are completed within timelines and document completion
• Manage apartment turn process to reduce vacancy downtime and protect revenue
• Execute and maintain preventative maintenance program with regular inspections
• Conduct routine inspections of occupied and vacant units to identify needs and mitigate risk
• Monitor workflows, service delivery, and productivity for efficiency
• Support maintenance budget management by monitoring expenses and inventory
• Coordinate with community management to ensure resident service levels and retention
• Ensure safety standards, OSHA compliance, and company policies
• Maintain records of maintenance activities and capital components
• Coordinate with vendors and contractors, including bids and overseeing work
• Support emergency response and on-call coverage
