Thompson Thrift in Fayetteville, AR, seeks a Maintenance Manager to lead daily maintenance for a Class A multifamily community, ensuring safety, reliability, and exceptional resident experiences. You will supervise the service team, coordinate with vendors and management, and drive preventative maintenance to protect asset quality.

This role requires 4+ years in property maintenance, supervisory experience, EPA certification, and willingness for on-call coverage.

Qualifications

• Minimum of 4 years of experience in apartment or property maintenance.
• At least 2 years of experience in a supervisory or lead maintenance role preferred.
• Experience with Class A, new construction, or luxury multifamily communities preferred.
• EPA certification required.
• Must be able to meet physical requirements: frequent lifting 50–80 lb, occasionally up to 100 lb.

Responsibilities

• Lead, coach, and support maintenance technicians to ensure high-quality work, accountability, and timely completion of tasks.
• Oversee daily maintenance operations including service requests, preventative maintenance, and make-readies.
• Ensure service requests are completed within established timelines and documented.
• Manage apartment turn processes to support efficient make-readies and protect revenue.
• Execute and maintain preventative maintenance programs with regular inspections.
• Inspect occupied and vacant units to identify maintenance needs and mitigate risk.
• Monitor workflows, service delivery, and team productivity for efficiency.
• Support maintenance budget by monitoring expenses and inventory.
• Collaborate with management to ensure resident satisfaction and timely resolution of concerns.
• Ensure safety standards, OSHA, Fair Housing, and company policies.
• Maintain records of maintenance activities and capital components.
• Coordinate with vendors/contractors, obtain bids, oversee work, and control costs.
• Support on-call emergencies and emergency response efforts.
