Job summary

Arlington Properties is seeking a Service Manager in Little Rock to lead the on‑site maintenance team and maintain the community’s standards. You will guide repairs, ensure prompt responses, and oversee daily operations to keep residents comfortable and satisfied.

You’ll collaborate with the Community Manager on budgeting, project planning, and vendor relations, while maintaining detailed logs and ensuring safety and regulatory compliance across the property.

Qualifications

• High school diploma or equivalent.
• 3+ years of hands‑on maintenance experience (HVAC, electrical, plumbing, carpentry, etc.).
• Prior supervisory or team lead experience preferred.
• EPA or CFC certification required.
• Valid driver’s license, auto insurance, and clean driving record.
• Ability to lift up to 100 lbs and work a flexible schedule.

Responsibilities

• Lead, train, and supervise the on‑site maintenance team.
• Oversee maintenance across HVAC, plumbing, carpentry, painting, and appliances.
• Ensure service requests are completed within 24 hours.
• Prepare market‑ready apartments within 3–5 days.
• Maintain logs, inventory, and equipment records.
• Coordinate with the Community Manager on budgeting and vendor relations.
• Uphold safety protocols and Fair Housing standards.
• Provide on‑call emergency response on a rotating schedule.
