Job summary

Energy Jobline ZR seeks a Maintenance Manager to oversee maintenance and logistics for residential properties, lead unit repairs and turnovers, and ensure quality across sites.

You will respond to tenant repair requests, assign and schedule technicians, manage vendors, supervise a maintenance team, process work orders, and track inventory.

Responsibilities

• Respond to tenant repair requests and coordinate repairs in units.
• Assign and schedule maintenance technicians to open work orders.
• Complete turnovers by preparing vacant units for new tenants.
• Establish vendor relationships and schedule services (electrical, plumbing, HVAC, etc.).
• Create and review work orders; manage inventory and log maintenance activities.
• Collaborate with staff to improve maintenance processes.

Our firm performs full property management services at residential properties.The Maintenance Manager is responsible for overseeing all maintenance and logistical services associated with unit repairs and turnovers.

Roles & Responsibilities:

• Unit repairs
  • Respond to tenant requests to perform repairs in their apartment units.
  • Assign and schedule maintenance techs to complete work orders submitted by tenants in a timely manner.
• Turnovers
  • Responsible for completing turnovers (preparation of vacant units for the next tenant).
  • Schedule all tasks associated with each turnover to complete work as expeditiously as possible.
• Vendor Management
  • Establish relationships with vendors to complement maintenance services; vendor skills and services include: electrical, plumbing, appliance repair, HVAC repairs, flooring and carpet installation, full remodeling of apartments, painting, cleaning services, etc.
  • Schedule vendor services.
• Team Management
  • Manage a team of maintenance techs.
  • Supervise and schedule work, build team relationships of support.
  • Manage, schedule and approve paid time off of maintenance techs.
• Administrative Management
  • Create work orders, review and bill work orders.
  • Logistic management including inventory of unit keys, unique maintenance requirements, coordinating and planning paint for turnovers, etc.
• Continual Improvement
  • Make recommendations and assist in developing best practices
  • Collaborate as a key team-player with staff to improve brand
