Job Description Summary

Oversees and performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

1. Assist with and complete work orders from resident requests and routine community upkeep by diagnosing issues and making repairs following safety standards and codes.
2. Manage the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality completion of maintenance tasks.
3. Develop and maintain standards for cleanliness and appearance of grounds, amenities, and community areas to reflect high quality and company standards.
4. Inspect work performed by team members and contractors to ensure quality and scope compliance, and develop corrective actions if needed.
5. Maintain inventory of parts and materials, and order supplies within budget in collaboration with the Community Manager.
6. Perform monthly preventative maintenance as outlined in policies.
7. Support cost-saving initiatives by repairing rather than replacing parts, and practicing efficient use of materials and tools.
8. Conduct safety meetings, ensure MSDS sheets are accessible, and stay updated on OSHA and safety laws to ensure compliance.
9. Provide excellent customer service by respecting residents, responding to inquiries and complaints promptly and effectively.
