Job summary

Thompson Thrift is seeking a Maintenance Manager for Velara in Ponte Vedra Beach, FL. The role leads day-to-day maintenance for a Class A multifamily property, ensuring safety, asset protection, and exceptional resident experience under Thompson Thrift standards.

You will supervise maintenance technicians, manage preventative maintenance, and coordinate with vendors. A strong safety focus, on-call availability, and the ability to meet physical requirements are essential.

Qualifications

• High school diploma or GED required.
• EPA certification required.
• 4+ years of apartment or property maintenance experience.
• 2+ years of supervisory or lead maintenance experience preferred.
• Experience with Class A, new construction, or luxury multifamily communities preferred.
• Valid driver’s license and reliable vehicle for on‑call emergencies.

Responsibilities

• Lead, coach, and support maintenance technicians to ensure high-quality work and timely completion.
• Oversee daily maintenance operations, including service requests, preventative maintenance, and apartment make-readies.
• Ensure service requests are completed within timelines and well-documented.
• Manage apartment turn process to support efficient make-readies and reduce vacancy downtime.
• Implement and maintain a preventative maintenance program with regular inspections.
• Inspect occupied and vacant units to identify maintenance needs and mitigate risk.
• Monitor workflows and team productivity for operational efficiency.
• Support maintenance budget by monitoring expenses and inventory; manage vendor relationships.
• Collaborate with community management to ensure resident satisfaction and retention.
• Ensure safety standards, OSHA regulations, and company policies are followed.
• Maintain records of maintenance activities and capital components.
• Coordinate with vendors/contractors, obtain bids, oversee work, and ensure quality and cost control.
• Support emergency response and on-call coverage.
