Job summary

Thompson Thrift is seeking a Maintenance Manager to lead day-to-day maintenance for a Class A multifamily community in Ponte Vedra Beach, FL. You will manage service requests, preventative maintenance, and make-readies while ensuring safety, asset preservation, and resident satisfaction.

You’ll coordinate with vendors and management to keep on-schedule and within budget, while guiding a team of technicians and handling on-call emergencies as needed.

Qualifications

• High school diploma or GED required.

Responsibilities

• Lead, coach, and support maintenance technicians to ensure high-quality work and timely completion of tasks.
• Oversee daily maintenance operations, including service requests, preventative maintenance, and apartment make-readies.
• Ensure service requests are completed within established timelines and document completion.
• Manage apartment turn process to support efficient make-ready timelines and reduce vacancy downtime.
• Execute and maintain a preventative maintenance program with regular inspections of systems and common areas.
• Conduct routine inspections of occupied and vacant units to identify needs and mitigate risk.
• Monitor workflows, service delivery, and team productivity for efficiency.
• Support maintenance budget by monitoring expenses and inventory; promote cost-effective operations.
• Partner with community management to ensure resident service and timely resolutions of concerns.
• Ensure compliance with safety standards, OSHA regulations, and Fair Housing.
