The Maintenance Manager, under the direction of the Community Manager, is responsible for all physical operations and maintaining curb appeal of the apartment community. You will lead all preventive and daily maintenance efforts, striving for excellence and a superior customer experience—aiming to exceed resident satisfaction and retention goals.
Responsibilities
- Oversee and participate in all maintenance projects, including capital improvements.
- Coordinate and perform repairs on property grounds, apartments, and building exteriors.
- Manage maintenance budgets and handle administrative tasks.
- Direct property/ground upkeep, preventive care, and maintenance services.
- Maintain accurate records for all services performed.
- Coordinate contracted services, monitor vendor performance, and ensure compliance with Kettler guidelines.
- Solicit and analyze bids, assess work upon completion, and track invoices for timely payments.
- Conduct Monthly & Quarterly Safety Meetings and monitor staff adherence to safety guidelines.
- Ensure peak efficiency of all property components.
- Reinforce staffing schedules, ensuring 24/7 emergency coverage.
- Contribute to staff recruitment and skill development initiatives.
- Oversee the maintenance team and perform related duties.
- Inspect the community regularly, recording and correcting deficiencies.
- Order supplies and parts within budget guidelines.
- Manage make-ready timelines to minimize downtime.
- Monitor and manage maintenance personnel overtime.
- Perform maintenance duties cost-effectively.
- Maintain a professional, service-oriented environment.
- Coordinate daily meetings with the property manager for maintenance updates.
- Other duties as assigned.
Qualifications
- 4+ years of maintenance experience
- 2+ years of supervisory experience
- Universal EPA/CFC Certification
- Expertise in troubleshooting, Plumbing, Electrical, Carpentry, Appliance Repairs, VFDs, Boilers/Chillers, Cooling Towers, VAV boxes, Blueprints, HVAC systems (Heat Pumps, Water Source Heat Pumps, Furnaces, Water Heaters)
- Valid Driver’s License; residence within 30 minutes of the property
- Availability for after-hours emergency calls, including nights and weekends on a rotational basis
- Reliable transportation and a cell phone for on-call duties
- Proficiency in computer use
- Excellent verbal and written English communication skills
- Physical ability to walk the grounds, ascend stairs, lift up to 60 lbs., climb ladders over 10 feet, and perform general physical activities
