The Role

AvalonBay Communities is looking for a Maintenance Manager to oversee maintenance operations, uphold quality standards, and ensure residents enjoy luxury living. The Maintenance Manager manages maintenance and preventive efforts for one or more communities, including building systems like HVAC, electrical, plumbing, carpentry, appliances, and amenities. This role ensures compliance with operational standards and legal regulations. Responsibilities include conducting property visits, working with on-site supervisors to improve team performance, and overseeing maintenance activities.

You Have:

• A valid driver’s license and automobile insurance, if applicable.
• 3-5 years of experience in apartment maintenance or related fields, with knowledge of HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, fitness equipment, and waste systems. Basic understanding of boilers, chillers, sprinklers, and steam systems.
• Knowledge of emergency systems, shutoffs, and operational sequences.
• Preferred: at least 2 years of supervisory experience, ability to develop and coach team members.
• EPA Type I, II Certification, if applicable.
• Certified Pool Operator (CPO) certification, if applicable.
• Availability to be on-call and respond within 1 hour as required.
• Strong communication skills to interact with residents, associates, and vendors.
• Reliable attendance and accurate documentation of work hours.
