Job summary

Village Green is seeking a Maintenance Service Manager to oversee the maintenance department across our apartment communities. You will ensure the upkeep of the property, supervise staff, and drive maintenance programs to keep systems running efficiently.

The role requires hands-on experience with HVAC, boilers, plumbing, and gas appliances, plus strong customer service and computer skills. A compensation package includes a base salary of $58,400 with quarterly bonuses up to 15%.

Qualifications

• 2+ years supervisory experience in maintenance/engineering.
• Experience with gas furnaces and gas appliances.
• Excellent customer service and computer skills.
• Ability to build, mentor and train a team.
• Extensive knowledge of plumbing, water heaters, chillers/boilers and HVAC.
• EPA Universal Certification required.
• Experience managing a preventive maintenance program and capital projects.

Responsibilities

• Direct daily supervision of Maintenance staff and delegation of work orders.
• Inspect and oversee existing and completed work orders.
• Manage HVAC, gas furnaces/appliances, plumbing and related service requests.
• Mentor and train maintenance staff; participate in interviewing new hires.
• Assist in budgeting and capital improvement planning; coordinate estimates/bids.

As the Maintenance ServiceManager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

Salary:$58,400 plus a quarterly bonus of up to 15%

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses

Qualifications

• Experience in a hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience leading a team.
• Experience with gas furnaces and gas appliances is required.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and H.V.A.C. H.V.A.C. or EPA Universal Certification a must.
• Proven track record managing a preventative maintenance program and experience with capital projects.
