Job summary

Metro West Housing Solutions in Lakewood, CO is seeking a Maintenance Lead Technician to supervise and guide a maintenance team while performing skilled tasks as needed. You will coordinate daily work, inspect outcomes, and ensure readiness of units for occupancy, reporting to the Property Manager or Portfolio Supervisor.

The role requires at least five years in maintenance, a trade certificate preferred, and a valid driver’s license.

Qualifications

Minimum five years' experience in maintenance or related field.
High School diploma or equivalent; trade/vocational certificate preferred.
Valid driver’s license with good driving record.

Responsibilities

Provide day-to-day direction to maintenance and grounds staff with clear priorities, assignments, deadlines, and expectations.
Plan and adjust daily/weekly work based on emergencies, resident needs, vacant-unit readiness, work-order aging, preventive maintenance, property conditions, staffing, and priorities.
Review maintenance software reports, work-order notes, completion status, repeat requests, and backlogs; follow up on delayed, incomplete, or questionable work and maintain records.
Inspect completed repairs, vacant units, common areas, and property conditions; identify deficiencies and verify timely correction and occupancy readiness.
Provide hands-on guidance, troubleshooting support, coaching, training, recognition, and timely feedback on work quality, productivity, safety, and procedures.
Identify employee performance or training concerns and inform the Property Manager or Supervisor; no formal discipline.
Keep supervisor informed of progress, issues, and expenses; escalate urgent problems.
Coordinate contractors and vendors; assist with scopes, bids, and decisions about in-house vs contracted work; monitor pricing and quality.
Monitor supplies and inventory; purchase approved maintenance materials within budget and procedures.
Promote safe work practices and report safety concerns.
Perform skilled interior and exterior maintenance and repairs as needed, including carpentry, plumbing, electrical, and related systems.
Coordinate or assist with snow and ice removal and accessibility.
Attend required meetings, trainings, on-call rotations, and holiday coverage.
Maintain regular attendance and professional communication with residents, coworkers, vendors, and management.
