Lead Maintenance Technician

The Lead Maintenance Technician performs similar duties as the Maintenance Technician but may have additional responsibilities such as overseeing other maintenance staff and coordinating repairs. The role involves responding to maintenance requests, troubleshooting issues, and maintaining safety standards to foster a positive environment. Key Responsibilities

  • Prepare Market Ready apartments, including painting, carpet repairs, cleaning, general repairs, and housekeeping to ensure a quality move-in experience.
  • Perform routine interior and exterior community maintenance such as painting, snow/ice removal, gutter cleaning, filter replacement, and working with trash compactors.
  • Maintain community equipment, including plumbing, electrical, HVAC, carpentry, and mechanical repairs.
  • Respond promptly and professionally to resident repair requests and maintenance concerns.
  • Report maintenance issues on vacant units, common areas, equipment malfunctions, and hazards to the Maintenance Supervisor.
  • Respect resident privacy and obtain proper authorization before entering apartments.
  • Keep maintenance items in safe areas to prevent injuries.
  • Deliver excellent customer service and represent the company professionally.
  • Attend training sessions as assigned.
  • Work with vendors for landscaping, paving, and other services.
  • Follow all safety and OSHA regulations, and stay informed of fair housing laws.

Qualifications & Skills

  • Must be at least 18 years old.
  • Proficient in HVAC, plumbing, electrical, carpentry, and mechanical systems.
  • Strong customer service and communication skills.
  • Excellent problem-solving, interpersonal, and organizational skills.
  • Ability to multitask and work efficiently in a fast-paced environment.
  • Willing to work flexible hours, including on-call, weekends, and holidays.

Education & Experience (Preferred)

  • 3+ years of maintenance experience.
  • HVAC, EPA, or CPO certifications preferred.
  • Valid driver’s license and reliable transportation may be required.
  • High school diploma or equivalent required.
