Job summary

Energy Jobline ZR is seeking an experienced Lead Maintenance Technician for a 190+ unit apartment community in Orange, VA. This is a full-time role with full benefits and an initial temporary period of 12–18 months, with potential for permanence based on business needs.

The candidate must be HVAC certified, able to lead a four-person maintenance team, handle multi-trade repairs, and coordinate vendors while keeping safety and property standards at the forefront.

Qualifications

• Must live within 30 minutes of the property for on-call rotation.
• HVAC Certification is required.
• 3–5 years as a Lead Maintenance Technician or 5+ years as a Maintenance Technician at a 200+ unit property.
• Proven leadership and supervisory experience managing 4+ staff.
• Strong skills in plumbing, electrical, HVAC, painting, turnovers, and general repairs.

Responsibilities

• Lead and supervise the maintenance team while working hands-on.
• Manage and complete work orders, unit turns, and preventative maintenance.
• Perform repairs across multiple trades (HVAC, plumbing, electrical, carpentry, painting).
• Coordinate vendors, inspections, inventory, and property standards.
• Maintain maintenance logs, safety records, and equipment schedules.
• Participate in on-call rotation and respond to after-hours emergencies.
• Ensure efficient, safe, and high-quality property operations.
