Job summary

ABM Industries is seeking a Maintenance Lead to oversee skilled maintenance of building systems in a Texas office space. The role focuses on HVAC, electrical, and mechanical upkeep, ensuring reliable operation and comfort for occupants.

The position requires 3–5 years of building maintenance experience, strong troubleshooting skills, and the ability to perform preventive maintenance, minor repairs, and coordination with vendors as needed. This is an on-site role in Laredo, TX.

Qualifications

• High School Diploma or GED.
• 3 to 5 years of building maintenance experience with HVAC systems.
• Basic motor maintenance experience including lubrication and belt alignment.
• Ability to use electrical testing instruments such as multimeters, amp meters, and phase testers.
• Ability to read and interpret maintenance schedules, work orders, and technical manuals.
• Strong verbal and written communication skills for reporting maintenance activities.
• Must be able to lift in excess of 40 pounds during routine maintenance tasks.
• Ability to perform basic electrical, plumbing, and mechanical repairs.

Responsibilities

• Perform HVAC PMs on AHUs and ERUs, including filter and belt maintenance.
• Inspect and replace motor belts, pulleys, bearings; troubleshoot vibration.
• Diagnose and repair electrical control issues for HVAC systems.
• Operate building systems and monitor BAS for proper environmental conditions.
• Maintain records and write reports on maintenance tasks and deficiencies.
