Job summary

Related Affordable is seeking a Maintenance Foreman for Northgate Terrace in Oakland, CA. You will lead a small maintenance team, coordinate daily work orders, and perform hands-on HVAC, plumbing, carpentry, painting, and electrical repairs to keep buildings, grounds, and amenities safe and well-maintained.

The role requires 7+ years in general maintenance, union membership, and the ability to work without formal supervisory authority, with on-call rotations and OSHA compliance as part of the

Qualifications

• 7+ years of experience in general maintenance.
• Must be a current union member or able to join the applicable union.
• Experience as a lead/foreman without supervisory authority.
• Strong skills in HVAC, plumbing, carpentry, painting, and electrical repairs.
• General knowledge of Microsoft Office.
• Affordable housing experience preferred.
• Ability to lift up to 50 lbs and participate in on-call rotation.
• High school diploma or equivalent; related certifications preferred.

Responsibilities

• Assist in completing work orders and diagnose issues safely.
• Oversee make-ready process for vacant apartments and schedule contractors.
• Maintain cleanliness and appearance of community spaces.
• Perform hands-on maintenance: HVAC, plumbing, carpentry, painting, electrical work.
• Inspect daily for safety and address issues promptly.
• Coordinate with vendors for bids and repairs.
• Follow OSHA regulations and safe-work practices.
