Job summary

RAM Partners, LLC is seeking a Maintenance/Project Manager to oversee capital improvements and preventive maintenance across multiple properties. You will manage budgets, schedules, and vendor contracts, supervise contractors, and ensure safety and regulatory compliance.

A strong emphasis on energy management and reporting is expected. The role requires leadership, excellent communication, and hands-on collaboration with the Property Manager and Area VP to deliver scalable facility operations.

Qualifications

• Must be professional and possess exceptional interpersonal skills.
• Problem-solving skills with ability to recognize and define problems.
• Excellent computer skills including Outlook, Word, Excel, MS Project and facilities management software.
• Ability to prioritize work to address emergencies.
• Experience in preparing policies, scopes of work, RFPs, project schedules, and bid analyses.
• Must be organized, detail oriented, and have strong communication.
• Team player with leadership qualities.

Responsibilities

• Partner with Property Manager and leadership to create and maintain budgets, project plans, and schedules for capital improvements and maintenance.
• Obtain bids, analyze proposals, and manage vendor relationships and contracts.
• Supervise work by contractors; ensure quality and safety compliance.
• Maintain inventories and coordinate asset management.
• Develop energy management processes to reduce costs and environmental impact.
• Prepare regular reports on budgets, schedules, HR, and inventories.
