Job summary

Harmony Senior Services in Avon, IN, is seeking a Maintenance Director to oversee physical plant operations, electrical/plumbing/HVAC systems, and grounds. You will supervise staff, contractors, and housekeeping while maintaining preventative maintenance and safety programs.

Responsibilities include on-site supervision of repairs, inventory control, and optimizing operating efficiency within budget constraints.

Qualifications

  • High school diploma or GED required; associates/bachelor’s preferred.
  • Strong knowledge of electrical, plumbing and HVAC systems.
  • 2+ years in maintenance, preferably in large physical plants.
  • Ability to lead staff and coordinate with residents and management.

Responsibilities

  • Maintain and repair building structures and utility systems.
  • Oversee grounds care, housekeeping, and outside appearances.
  • Supervise staff and contractors; manage work orders via TELS.
  • Maintain preventative maintenance programs and logs.
  • Ensure safety, fire prevention, and budget adherence.
  • Respond to emergencies and reduce operating costs.

2141 North Dan Jones Road, Avon, Indiana 46123Job DescriptionThe Maintenance Director will maintain and repair physical structures and utility systems of the community and maintain the grounds. He/she will install, service, and repair mechanical equipment (electrical, plumbing, HVAC, etc.). Supervise support staff and contractors as applicable. Oversee housekeeping and maintenance assistant.Maintains the preventative maintenance program for all equipment in the communityChecks, reads, and logs all gauges, thermometers, water gauges on boilers and thermometers in cooler and freezer dailyResponsible for maintenance of drains, access areas, grease traps, garbage cans, cooling tower and mechanical roomsResponsible for overseeing grounds maintenance, refuse pick-up, and all outside appearancesInvestigates mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence by including the occurrence in the preventative maintenance programRepairs emergency breakdowns in shortest possible timeInitiates and maintains a program of overall efficiency designed to eliminate waste and reduce operating expensesMaintains safe operating and fire prevention practices, including monthly fire drillReplaces light bulbs throughout the communityPaints, plasters, and performs other work necessary to prepare rooms/suites for leasingMaintains community furniture in good conditionMaintains a working knowledge of current information on building and equipment operation codes and regulationsRequisitions and picks up supplies as needed. Responsible for purchases not exceeding budgetary constraintsMaintains expenditures within budgetary limitsOversees pest control programMaintains a work-order log through TELS-checked dailyPerforms other duties as assignedRequirements:Must have a High School Diploma or GED; Associates or Bachelor’s Degree preferredMust have a working knowledge of electrical, plumbing and A/C-HVAC equipmentTwo years previous experience working in maintenance position, preferably in a large physical plantPossess the ability to communicate verbally and in writing, and follow written and oral directionsMust be organized and willing to work well with residents, visitors, staff, and the management teamPossess the ability to push, pull, lift and carry heavy material and equipment.
