Base pay range

$60,000.00/yr - $80,000.00/yr

We’re looking for a hands-on, solutions-focused Maintenance Director to lead maintenance operations for a high-quality multi-family apartment community. This role is critical in ensuring smooth day-to-day maintenance, timely work order execution, and top-tier resident satisfaction.

As Maintenance Director, you’ll oversee a team of skilled technicians, manage preventative maintenance programs, and ensure all facilities are compliant with safety standards. You’ll also have ownership of budget management, vendor coordination, and overall upkeep of the property to maximize operational efficiency and curb appeal.

Key Responsibilities

• Direct and manage daily maintenance operations across the property
• Supervise and train maintenance team members
• Prioritize and complete work orders with urgency and attention to detail
• Develop and maintain preventative maintenance schedules
• Manage maintenance-related budgets and track expenditures
• Coordinate with vendors and contractors for specialized services
• Ensure all work complies with local, state, and federal safety standards
• Collaborate with property leadership to enhance resident satisfaction and retention

Qualifications

• Proven experience in maintenance management, particularly within residential or multi-family housing
• Strong background in carpentry, repair, and general facility maintenance
• Demonstrated supervisory experience and team leadership skills
• Ability to prioritize tasks, troubleshoot effectively, and work independently
• Solid organizational skills with attention to detail and follow-through
• Familiarity with maintenance software or work order management tools is a plus
• Bachelor’s degree or certification in Maintenance, Facility Management, or a related field preferred
• Must be able to work on-site in Memphis, TN
