Your Maintenance Director duties and responsibilities are as follows:
Position Summary
This position is responsible for the general maintenance of the community, including all common areas, apartments, grounds, equipment, and mechanical systems. It oversees the life safety program of the building and leads by example to ensure programs and services maximize residents' quality of life, abilities, and preferences. This position supervises the housekeeping department.
Essential Functions
General Maintenance
- Establish and follow a schedule for continuous maintenance of all systems such as HVAC, electrical, plumbing, and mechanical systems.
- Perform a variety of building maintenance and mechanical work including carpentry, electrical, plumbing, painting, masonry, drywall repair, small appliance repair, equipment troubleshooting, and floor cleaning.
- Regularly walk the community to identify repair or maintenance needs and ensure follow-up.
- Follow budget guidelines, assist in developing the annual maintenance budget, and maintain inventory and loss control for supplies, parts, tools, and equipment.
Compliance
- Maintain logs related to building and grounds maintenance, including water temperature, emergency generators, SDS sheets, fire extinguishers, fire drills, and emergency call systems.
- Ensure compliance with all relevant health, safety, building, fire, and insurance codes and requirements.
Community Leadership
- Develop and supervise a building and grounds maintenance program that meets or exceeds property standards and accommodates residents' diverse needs.
- Participate in community safety, infection control, and new employee programs.
- Supervise third-party contractors performing physical plant services.
- Recruit, train, and supervise the housekeeping team.
- Provide 24/7 support and delegate duties when unavailable.
Customer Service
- Maintain a professional demeanor, communicate effectively with residents, and handle concerns and complaints with care and professionalism.

Minimum Qualifications
- High School Diploma or G.E.D.
- Knowledge of HVAC, plumbing, electrical, and mechanical systems.
- At least 2 years of experience coordinating maintenance for a large organization.
Additional Qualifications
Experience in a maintenance managerial role is preferred.
Physical Requirements
- Ability to travel using a personal vehicle, including at night.
- Ability to stand, sit, bend, lift, push, pull, stoop, walk, and move for extended periods.
- Occasional lifting of up to 50 pounds.
- Flexible schedule, including evenings and weekends.
- Work environment varies between outside conditions and indoor conditions, with weather protection but possible temperature fluctuations.
