Summary: The Maintenance Director is responsible for maintaining the facility, property grounds, and curb appeal, while providing excellent relations within Emerson Senior Living Community.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Qualifications:

Education/Experience:
8 years of maintenance experience in Senior Living Communities or multifamily residential housing environments, including 3 years in a managerial or supervisory role. High school diploma or GED required.
Ability:
Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, financial statements, or governmental regulations. Ability to interpret reports, business correspondence, and manuals. Ability to effectively present information and respond to questions from managers, clients, customers, and the public.
Math Skills:
Ability to perform calculations involving discounts, interest, profits and losses, proportions, and percentages. Basic math skills in addition, subtraction, multiplication, and division.
Reasoning Ability:
Ability to solve practical problems and deal with various variables in situations with limited standardization. Ability to interpret instructions in written, oral, diagram, or schedule form.
Computer Skills:
Proficiency in Microsoft Office Suite, Email, RESMAN, YARDI. Must adapt quickly to new web-based management programs.
Certificates and Licenses:
HVAC certifications and pool operator license for the local area.
Supervisory Responsibilities:
Supervises 1-2 team members and onsite vendors.
Work Environment:
Primarily in an operations environment with regular in-person attendance. Frequent walking and standing throughout the community, engaging with staff and vendors. Reasonable accommodations available for disabilities. Moderate noise level.
This is not a remote position.
Physical Demands:
Regularly sit, operate devices, conduct meetings, and perform maintenance tasks. Frequently walk, stand, use hands, reach, climb, stoop, kneel, crouch, and lift/move up to 50 pounds. Occasional team lifts over 100 pounds. Visual requirements include close, distance, peripheral, and depth perception, and focus adjustment.
