Role OverviewThe Maintenance Supervisor will lead and manage the maintenance team, ensuring high-quality service delivery across all properties. This role involves strategic planning, team development, operational efficiency, financial oversight, and client relationship management.
Key ResponsibilitiesOperational Leadership
- Oversee daily maintenance operations, ensuring timely completion of service requests with a target of resolving all work orders within 7 days.
- Ensuring after hour emergency maintenance operations, ensuring tech to be on site within 1 hour.
- Implement and monitor team utilization rates, aiming for a minimum standard of 90% billable hours.
- Streamline backend billing processes to improve accuracy and reduce processing time.
Financial Management
- Analyze and understand market conditions, including pricing and payroll trends.
- Maintain labor cost percentages within industry standards, ensuring labor costs do not exceed 30% of the total service cost.
- Obtain multiple bids for projects when necessary and manage projects from inception to completion within budget constraints.
Project Management
- Define project scope, objectives, and deliverables in collaboration with stakeholder
- Create and manage project documentation, including schedules, plans, and reports.
- Coordinate and communicate with stakeholders, team members, and vendors.
- Monitor project progress and make adjustments as needed to meet goals.
- Identify potential risks and develop mitigation strategies.
- Ensure project deliverables meet quality standards and stakeholder expectations.
- Conduct regular reviews and implement feedback into project processes.
- Provide regular status updates to stakeholders and senior management
- Prepare and present detailed project reports and documentation.
Team Development
- Coach and support the maintenance team, fostering a culture of continuous improvement and professional growth.
- Conduct regular performance evaluations, providing constructive feedback and development plans.
- Coordinate training programs to enhance team skills and knowledge.
Client and Stakeholder Engagement
- Upsell additional services to managers and clients by identifying opportunities that add value to their properties.
- Cultivate and maintain positive relationships with business partners, service providers, and clients.
- Collaborate with other departments and leadership to align maintenance strategies with company goals.
Qualifications
- Proven experience in maintenance supervision or a similar leadership role.
- Strong understanding of property maintenance operations and industry standards.
- Excellent communication, organizational, and leadership skills.
- Ability to analyze financial data and market trends to inform decision-making.
- Proficiency in using maintenance management software and tools.
- Valid driver's license and ability to travel within Ohio as needed.
Qualifications
- Experience in property management or working with condominiums and HOAs.
- Knowledge of CAI standards and best practices.
- Certifications in relevant maintenance or safety fields.
