Qualifications

• Must understand boilers, compressors, generators and related mechanical, electrical and plumbing systems.
• Knowledge of building codes and safety regulations.
• Familiarity with maintenance practices and related laws and guidelines.

Responsibilities

• Plan, organize, develop and direct maintenance operations.
• Ensure facility is well-maintained, safe and comfortable.
• Staffing and scheduling of maintenance personnel.
• Inspect storage, work rooms and supply closets for upkeep.
• Supervise outside services per contracts and work orders.
• Establish and monitor a preventative maintenance program.
• Meet with maintenance staff and inter-department supervisors to address issues.
• Conduct daily rounds to ensure duties are performed and proper procedures followed.
• Maintain fire alarm and protection systems.
• Perform carpentry, building repairs, heating/cooling maintenance.
• Handle electrical and plumbing repairs within scope of expertise.
• Monitor inventory and order supplies as needed.

The Waters of Cheatham is now hiring for Maintenance Director to join our TEAM!!!

The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures. Ensure the facility is well-maintained in a safe and comfortable manner.

Role Responsibilities – Job Knowledge/Duties for a Maintenance Director:

1. 1. Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel
2. 2. Inspect storage rooms, work rooms, utility/janitorial closets, etc for upkeep and supply control
3. 3. Participates in facility surveys made by authorized governmental agencies
4. 4. Ensures that outside services are properly completed/supervised in accordance with contracts/work orders
5. 5. Assists in establishing a preventative maintenance program
6. 6. Meets with maintenance personnel on a regular basis and solicit advice from inter-department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas and /or improvement of services
7. 8. Makes daily rounds to assure that maintenance personnel are performing required duties and assure that appropriate maintenance procedures are being rendered to meet the needs of the facility
8. 9. Maintains fire alarm and other fire protection and preventive systems
9. 10. Completes carpentry and other building repairs within the scope of expertise
10. 11. Maintains heating and cooling systems
11. 12. Makes some electrical and plumbing repair within scope of expertise
12. 13. Monitors, maintains, and records inventory and orders supplies as needed, ensures supplies are available

Maintenance Director EDUCATION/EXPERIENCE:

• Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems
• Must be knowledgeable in building codes and safety regulations
• Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the facility
