Job summary

The Waters of Smyrna is seeking a full-time Maintenance Director in Smyrna, TN. You will lead the maintenance department, ensuring safe, compliant, and well-maintained facilities in accordance with current regulations and company policies.

Responsibilities include supervising staff, coordinating with external contractors, implementing preventative maintenance, and maintaining critical systems. The role requires on-call availability and a focus on safety and efficiency.

Qualifications

  • High school education or equivalent is required.
  • Minimum of one year supervisory experience in a maintenance-related position.
  • Valid driver’s license is required.
  • Knowledge of building codes and safety regulations is required.
  • Knowledge of maintenance practices and procedures, and related laws/regulations governing maintenance in facilities.
  • Ability to plan and carry out programs in repair, new construction, and equipment installation.

Responsibilities

  • Manage the operations of the Maintenance Department with proper staffing and scheduling of personnel.
  • Inspect storage rooms, work rooms, utility/janitorial closets, etc. for upkeep and supply control.
  • Participate in facility surveys by authorized governmental agencies.
  • Ensure outside services are properly completed and supervised per contracts/work orders.
  • Assist in establishing a preventative maintenance program.
  • Meet with maintenance personnel regularly and solicit feedback to improve services.
  • Identify and classify routine maintenance tasks involving exposure to blood/body fluids.
  • Make daily rounds to ensure duties are performed and procedures meet facility needs.
  • Maintain fire alarm and other fire protection and preventive systems.
  • Complete carpentry and other building repairs within scope of expertise.
  • Maintain heating and cooling systems.
  • Perform electrical and plumbing repairs within scope of expertise.
  • Monitor, maintain, and record inventory and order supplies as needed.
  • Head snow and ice removal for sidewalks.
  • Be on call seven days a week, 24 hours for emergencies.
  • Other duties as required by the Administrator.

The Waters of Smyrna is now hiring for full time Maintenance Director to join our TEAM!!!

Location: Smyrna, TN

The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures. Ensure the facility is well-maintained in a safe and comfortable manner.

Role Responsibilities – Job Knowledge/Duties:
  1. Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel
  2. Inspect storage rooms, work rooms, utility/janitorial closets, etc for upkeep and supply control
  3. Participates in facility surveys made by authorized governmental agencies
  4. Ensures that outside services are properly completed/supervised in accordance with contracts/work orders
  5. Assists in establishing a preventative maintenance program
  6. Meets with maintenance personnel on a regular basis and solicit advice from inter-department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas and /or improvement of services
  7. Assists in identifying, evaluating, and classifying routine and job related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded
  8. Makes daily rounds to assure that maintenance personnel are performing required duties and assure that appropriate maintenance procedures are being rendered to meet the needs of the facility
  9. Maintains fire alarm and other fire protection and preventive systems
  10. Completes carpentry and other building repairs within the scope of expertise
  11. Maintains heating and cooling systems
  12. Makes some electrical and plumbing repair within scope of expertise
  13. Monitors, maintains, and records inventory and orders supplies as needed, ensures supplies are available
  14. Heads snow and ice removal for the sidewalks
  15. When required, is on call seven days a week, 24 hours a day for emergencies
  16. Other duties as required by the Administrator
Education/Experience:
  • Must possess, as a minimum, a high school education or its equivalent
  • Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position
  • Must have a valid driver’s license
  • Must be knowledgeable in building codes and safety regulations
  • Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the facility
  • Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation
