Job Description
Position Summary:
The Maintenance Director will coordinate residence maintenance services; keep the residence and grounds in good repair. Inventory and order maintenance supplies, maintain a clean and safe environment, prepare vacant rooms/apartments for new residents, and respond promptly to all repair needs.
Primary Responsibilities:
Building and Grounds Maintenance
- Ensure that residence and grounds are in good repair and provide a safe and attractive environment. Inspect regularly, identifying areas needing repair.
- Carry out a preventative maintenance program.
- Check daily for repair requests and respond promptly to all requests from residents, family members, and staff.
- Assist with move-ins and move-outs. Prepare rooms/apartments for new residents.
- Assist with setup and cleanup for special events.
- Maintain grounds, coordinate lawn service, snow removal, and other outdoor services as needed.
Maintenance of Systems
- Test fire protection systems as required by code and schedule regular inspections.
- Test security systems regularly.
- Maintain HVAC system to ensure a comfortable temperature.
- Ensure effective lighting throughout the residence.
- Maintain plumbing systems in compliance with code and proper functioning.
Maintenance Ordering and Inventory
- Order supplies from approved vendors regularly, maintain inventory, and develop a maintenance budget.
- Order repairs from approved vendors as needed.
- Organize supply areas to keep storage neat and accessible.
- Maintain an emergency contact list with vendor/contractor details.
Regulatory Compliance and Sanitation
- Ensure compliance with all relevant codes, OSHA, MSDS, and policies.
- Complete required continuing education and maintain CPR & First Aid certifications.
- Store maintenance items safely to prevent injuries.
- Ensure proper trash removal and disposal.
Training and Management
- Lead by example, promote teamwork, and provide ongoing coaching.
- Assist residents in accordance with the residence's philosophy and rights.
- Participate in emergency response training for staff.
- Manage disaster plan training, drills, and documentation.
- Educate team members on utility system procedures.
Reports to: Executive Director
Qualifications:
- Certified for DCH required Fire and Life Safety Educator Certification.
- At least one year of experience as a Maintenance Director in a long-term care setting.
- Understanding of HVAC, plumbing, electrical, and mechanical systems.
- Desire to work with older adults and react effectively in emergencies.
- Ability to read, write, and speak English.
- Must be 21 years or older and pass criminal background checks.
- Must have a physical exam by a licensed physician and a negative drug screen.
Knowledge Requirements:
- OSHA Standards, MSDS sheets, Fire and Safety Procedures.
- Understanding of systems and basic repairs.
Physical Job Requirements:
To perform job duties, employees must:
- Stand/walk up to eight hours; sit up to two hours.
- Support up to 75 pounds; lift/carry up to 50 pounds frequently.
- Kneel, bend, and reach frequently.
