Guardian has an immediate need for a Full-Time Maintenance Assistant/Porter to join our experienced and committed team at Rockwood Village.

Rockwood Village is an affordable apartment community with 224 units across multiple buildings.

We are seeking a motivated individual to support in cleaning and minor property maintenance to maintain curb appeal and overall property quality. Responsibilities include processing work orders assigned by the Community Manager and/or Maintenance Lead/Supervisor, routine maintenance of properties and units, and ensuring all work complies with OSHA regulations and Guardian policies.

The primary role of a Maintenance Assistant is to assist with cleaning and minor maintenance to uphold property standards. This entry-level position offers training and growth opportunities in property maintenance.

Schedule: 40 hours/week, Tuesday-Saturday

Compensation: $21/hr + benefits

Minimum Qualification Requirements:

• High school diploma or GED
• Basic knowledge of cleaning techniques and products
• Basic knowledge of building and grounds maintenance (e.g., changing lightbulbs, raking)
• Ability to lift at least 25 lbs
• Attention to detail and organizational skills
• Fluent in English (reading, writing, speaking)
• Effective communication skills
• Ability to complete required training within deadlines
• Basic computer literacy and willingness to use standard technology

Qualifications:

• Previous janitorial, cleaning, or light maintenance experience preferred
• Own or access to insured vehicle and valid driver’s license
• Ability to lift at least 50 lbs
• Comfortable working on ladders up to 15 feet

Essential Functions:

• Represent Guardian professionally and positively
• Support property management efforts
• Daily grounds and common area maintenance
• Identify and report repairs or hazards
• Respond to service requests and assist with turnovers
• Maintain neatness of model units and work areas
• Be on call for emergencies if required
• Communicate effectively with supervisors
• Follow confidentiality guidelines
• Accurately record work hours and assist with timekeeping
• Collaborate across departments
• Seek continuous improvement
• Perform other duties as assigned
