Ironstate Properties in Hoboken, NJ, seeks an experienced Construction Project Manager to lead renovation and development projects across lobbies, amenities, roof decks, and facades in residential and hotel portfolios. The role emphasizes timely delivery within budget and coordination of multidisciplinary teams.

The ideal candidate has 2–3 years PM experience or 5–10 years in site supervision/carpentry, plus a relevant engineering or construction management degree. US work authorization required.

Qualifications

• BS/BA in engineering, construction management or related field.
• Experience as construction project manager or senior site supervision.
• Knowledge of construction procedures, materials and PM principles.
• Familiarity with health and safety standards.
• Strong communication and organizational skills.

Responsibilities

• Collaborate with engineers and architects to determine project specs.
• Negotiate contracts with external vendors for profitable outcomes.
• Obtain permits and licenses from authorities.
• Plan resources (manpower, equipment, materials) within budget.
• Schedule operations and intermediate phases to meet deadlines.
• Acquire equipment/materials and manage lead times.
• Hire contractors and staff; allocate responsibilities.
• Supervise labor and provide guidance as needed.
• Evaluate progress and prepare detailed reports.
• Ensure health and safety compliance and report issues.
