Job summary

RHO Residential is a premier property management company in New Jersey specializing in Class-A luxury communities. The Maintenance Manager will oversee the physical integrity of the property, ensuring a safe living environment for residents and staff.

Responsibilities include supervising maintenance staff, coordinating contractors, managing preventive maintenance, keeping accurate records, and ensuring timely repairs while maintaining budgets and safety standards.

Qualifications

• Education: High school diploma or equivalent; ability to read/write English fluently.
• Experience: 3–4 years in property management maintenance and 3+ years supervisory experience.
• Licenses: EPA refrigerant certifications (Type I & II), valid driver's license; other licenses as required.

Responsibilities

• Maintain property per safety standards and company procedures; ensure timely repairs.
• Organize and prioritize service requests and maintenance tasks; keep records.
• Oversee turn-key operations; ensure vacant units are rent-ready and inspected.
• Schedule and supervise maintenance staff and outside contractors.
• Maintain inventory of supplies; procure using standard bidding and PO processes.
• Prepare staffing schedules to meet workload within budget.
• Maintain a preventative maintenance program to minimize emergencies.
• Adhere to safety programs and promote safe on-site work practices.
• Assist with grounds upkeep including exteriors and common areas.
• Snow removal duties for sidewalks, walkways and entrances.
• Hire, develop, and manage on-site maintenance staff; motivate teams.
• Work with Director of Operations on budgets, marketing plans, and reforecasts.
• Must be punctual and reliable.
