RHO Residential is seeking a Floating Maintenance Manager to oversee the physical condition of multiple NJ communities, ensuring a safe, well‑maintained living environment for residents and staff.

The role requires proactive maintenance planning, supervising on-site teams and contractors, and coordinating with the Director of Operations on budgets and preventative programs. This is an on-site, NJ-wide float position with a salary range of $72,000–$90,000.

Qualifications

• Education: High school diploma or equivalent; ability to read/write English; basic math.
• Experience: 3–4 years in property management maintenance; 3+ years supervisory.
• Skills: HVAC, appliance knowledge, plumbing/electrical basics, safety compliance.

Responsibilities

• Maintain property condition per safety standards; timely repairs and service requests.
• Oversee on-site maintenance staff and outside contractors; organize tasks.
• Manage inventories, purchasing, and preventative maintenance records.
• Schedule staffing; develop budgets with Director of Operations; ensure make-readies are rent-ready.
