Southern Shores Realty is seeking a dedicated Long-Term Rental Manager to oversee our long-term rental program. The role focuses on tenant satisfaction, lease administration, and maximizing rental income while ensuring compliance with regulations.

The ideal candidate has strong organizational and communication skills, an active NC real estate license, and experience in property management. This on-site role offers growth opportunities and competitive compensation.

Qualifications

• Active NC Real Estate License is required.
• Experience in property management, especially long-term rentals, is preferred.
• Strong organizational and multitasking abilities are essential.
• Excellent communication and interpersonal skills.
• Knowledge of local rental laws and best practices.
• Ability to handle tenant issues professionally and tactfully.
• Proficiency with Streamline (or similar) PM software and MS Excel/Word.

Responsibilities

• Oversee day-to-day operations of long-term rentals, including tenant relations and leases.
• Screen tenants, perform background checks, and coordinate lease signings.
• Ensure properties are well-maintained; coordinate repairs and inspections.
• Enforce lease terms and manage tenant disputes professionally.
• Maintain accurate records of income, expenses, and tenant data.
• Coordinate with vendors and service providers for timely work.
• Stay informed on local rental laws and market trends to optimize strategies.

This role offers an exciting opportunity to work in long-term property management operations, ensure tenant satisfaction, and optimize rental income. The ideal candidate will possess strong organizational skills, excellent communication abilities, and a proactive approach to property management.

Key Responsibilities:

• Manage the day-to-day operations of long-term rental properties, including tenant relations, lease agreements, and maintenance requests
• Screen prospective tenants, conduct background checks, and coordinate lease signings
• Ensure properties are well-maintained, conducting regular inspections and coordinating repairs or upgrades as needed
• Enforce lease terms and handle tenant disputes or issues professionally and efficiently
• Maintain accurate records of rental income, expenses, and tenant information
• Collaborate with vendors, contractors, and service providers to ensure timely and quality service delivery
• Stay informed about local rental laws, regulations, and market trends to ensure compliance and optimize rental strategies

Skills and Qualifications:

• Must have an active NC Real Estate License
• Proven experience in property management or real estate, particularly with long-term rentals
• Strong organizational and multitasking skills
• Excellent communication and interpersonal abilities
• Knowledge of local rental laws, regulations, and best practices
• Ability to handle tenant issues with professionalism and tact
• Proficiency in Streamline (or other property management software) as well as Excel and Word
• Ability to work independently and as part of a team
• Valid driver’s license and reliable transportation preferred
