Job summary

StaySouth in South Florida is seeking a Local Operations Manager to own the condition and readiness of a portfolio of vacation rental homes. You’ll coordinate cleaners and vendors, ensure timely repairs, and safeguard homeowners’ investments.

You’ll inspect properties before guest arrivals, test systems, obtain quotes, manage backups, and travel between properties to resolve urgent issues during guest stays, maintaining high guest satisfaction.

Qualifications

• 3+ years in property operations or related fields with direct vendor responsibility.
• Experience coordinating work across multiple properties or service locations.
• Vendor management including scheduling, quotes, and quality verification.
• Experience conducting property inspections or quality checks.
• Proficient with mobile apps and property management or task software.
• Valid driver’s license, reliable vehicle, and ability to travel between properties.
• Ability to respond to urgent operational issues during guest stays.

Responsibilities

• Inspect assigned properties before guest arrivals and verify cleaning quality, linens, supplies, and presentation.
• Test locks, access codes, Wi‑Fi, appliances, HVAC, and pools, and document findings with photos in Breezeway.
• Schedule and oversee cleaners, maintenance techs, vendors; obtain quotes and verify work before payment.
• Maintain backup vendors and track reliability, response time, and cost.
• Resolve field escalations from Guest Experience during occupied stays, including urgent repairs and access issues.
• Communicate property conditions and improvements to homeowners and coordinate approved work.
• Track recurring problems and implement corrective fixes before guests are affected.
• Keep records current in Guesty, Breezeway, GNT smart‑lock access, and Ramp for expenses and invoices.

The Role

You own the physical condition and readiness of a portfolio of vacation rental homes. You won’t do every repair or clean yourself. You make sure it gets done right, on time, and at the right cost, coordinating cleaners and vendors, resolving field issues during guest stays, and keeping homeowners confident their investment is protected.

What You’ll Do

• Inspect assigned properties before guest arrivals and verify cleaning quality, linens, supplies, and presentation
• Test locks, access codes, Wi‑Fi, appliances, HVAC, and pools, and document findings with photos in Breezeway
• Schedule and oversee cleaners, maintenance techs, pool vendors, and landscapers. Obtain quotes and verify completed work before approving payment
• Maintain backup vendors and track reliability, response time, and cost
• Resolve field escalations from the Guest Experience team during occupied stays, including urgent repairs and access issues
• Communicate property‑condition issues and recommended improvements to homeowners and coordinate owner‑approved work
• Track recurring problems and put corrective fixes in place before they reach guests
• Keep records current in Guesty, Breezeway, GNT smart‑lock access, and Ramp for expenses and vendor invoices

What We’re Looking For (Required)

• 3+ years in property operations, hospitality, multifamily, residential property management, or facilities, with direct responsibility for vendors and property condition
• Experience coordinating work across multiple properties or service locations
• Vendor management experience including scheduling, quotes, and quality verification
• Experience conducting property inspections or quality control checks
• Comfortable working daily in mobile apps and property management or task management software
• Valid driver’s license, reliable vehicle, and ability to travel between properties throughout the day
• Able to respond to urgent operational issues during guest stays

Nice to Have

• Vacation rental or short-term rental operations experience
• Guesty, Breezeway, or comparable systems (Hostaway, Track, Streamline)
• Knowledge of South Florida property challenges: humidity, HVAC, pools, storm prep, coastal conditions
• Bilingual English and Spanish
