Position Summary
Our client is seeking a hands‑on, reliable, and solutions‑oriented Maintenance Technician with at least 2 years of experience in property maintenance, hospitality, or residential buildings.
This role is responsible for ensuring their units remain in excellent operational condition across buildings such as The Elser, Icon Brickell, Hotel Arya, and Natiivo. The ideal candidate works with urgency, takes ownership of issues, and understands that maintenance quality directly impacts guest satisfaction, reviews, and revenue.
Key Responsibilities
Preventive & Corrective Maintenance
- Perform routine inspections of units and common areas.
- Address work orders related to plumbing, electrical, HVAC, appliances, drywall, painting, and basic carpentry.
- Troubleshoot and resolve maintenance issues quickly and efficiently.
- Conduct preventive maintenance to minimize guest‑impacting incidents.
Unit Readiness & Quality Control
- Ensure units are fully functional and guest‑ready before check‑ins.
- Coordinate closely with Housekeeping and Operations teams to meet turnover timelines.
- Identify recurring issues and propose long‑term solutions.
- Support external contractors when specialized repairs are required.
- Follow up to ensure work is completed properly and within budget.
- Maintain a cost‑conscious mindset aligned with company frugality principles.
Inventory & Tools Management
- Maintain organized tools and maintenance storage areas.
- Track basic inventory of parts and supplies.
- Report low stock or needed replacements proactively.
Compliance & Safety
- Follow safety protocols and building regulations.
- Ensure repairs meet property and HOA standards.
- Report structural or major concerns immediately.
Breezeway Management & Accountability
- Strict efficiency measurement through the Breezeway platform.
- Full ticket ownership, including real‑time opening and closing of tasks.
- Follow “before and after” photo documentation for every assignment.
- Accurate logging of all material quantities used.
- Performance evaluations and bonus structures tied directly to data integrity and response speed.
Requirements
- Minimum 2+ years of maintenance experience (hospitality, condo‑hotel, or residential preferred).
- Working knowledge of: basic plumbing, electrical troubleshooting, HVAC systems, appliance repair, drywall and painting.
- Ability to lift 50+ lbs.
- Strong problem‑solving skills.
- Ability to prioritize multiple requests.
- Availability for flexible hours, including occasional weekends or emergency calls.
- Basic English required.
