Job summary

Depm, a long-established NYC residential property management firm, seeks a hands-on Superintendent for a luxury condominium. This live-out role reports to the building's management team and offers a salary commensurate with experience.

You will oversee repairs in common areas, manage a small staff, ensure compliance with fire safety and city regulations, and coordinate with contractors. Strong leadership and building systems knowledge are essential.

Qualifications

• Excellent client service and interpersonal skills.
• Strong working knowledge of building systems and NYC local laws.
• Strong verbal, written & business communication skills.
• Proven organizational skills, computer literate and experience with budgeting and invoice approvals.
• Strong management skills.
• Experience with apartment renovations and capital projects.
• Must be certified in Fire Safety, Lead Paint Inspections and Standpipe System.

Responsibilities

• Responsible for repairs and maintenance in common areas and building exteriors.
• Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations.
• Carry out and oversee preventative maintenance programs throughout building.
• Complete work orders with staff.
• Coordinate building maintenance systems with contractors and supervisors.
• Respond to emergency calls and rectify existing condition.
• Orients and trains employees to perform maintenance activities and tasks.
• Enforcement of the Board's House Rules and Alteration policy.
• Attendance at Board meeting, as necessary.
• Manage small staff of four employees.
