Depm on the Upper East Side seeks an experienced Working Superintendent who will perform repairs and manage day-to-day building operations in a 90-unit co-op built in 1958. This is a true working super role with hands-on responsibilities and close coordination with management.

The ideal candidate handles resident issues, staff coordination, vendors, and regulatory compliance, while living on-site in a 1BR/1BA apartment. Compensation ranges from $80k to $100k with a benefits package.

Qualifications

• 7+ years of hands-on work as a superintendent or similar in NYC.
• Strong hands-on technical skills in trades (plumbing, electrical, carpentry).
• Trade licenses/certifications strongly preferred.
• Co-op/condo experience required.

Responsibilities

• Perform hands-on repairs: plumbing, electrical, carpentry, drywall, patching, painting, appliance troubleshooting.
• Diagnose issues independently and determine when outside vendors are required.
• Oversee and maintain building systems (boilers, plumbing, electrical, mechanical equipment).
• Supervise doormen and handyman staff; coordinate daily tasks and schedules.
• Respond to resident service requests and emergencies.
• Access apartments as needed; manage keys responsibly.
• Enforce house rules and alteration agreements.
• Monitor and inspect in-unit renovations; document with photos.
• Coordinate inspections and ensure regulatory compliance.
• Use building management software, email, and mobile tools for communication and reporting.

Well-maintained Upper East Side cooperative (90 units, 1958) seeks an experiencedWorking Superintendentwho is hands-on with repairs and capable of managing day-to-day building operations.

This is atrue working super role, not supervisory only. The ideal candidate is comfortable performing repairs personally while also handling resident issues, staff coordination, vendors, and compliance in partnership with management.
