Job summary

Douglas Elliman Property Management in New York City seeks a hands-on Superintendent for a luxury condominium. This is a live-out position; salary is commensurate upon experience.

Duties include repairs in common areas, maintaining logs for standpipe and regulations, coordinating with contractors, supervising a small staff of four, and enforcing house rules.

Qualifications: strong knowledge of building systems, NYC laws, and certifications in Fire Safety, Lead Paint Inspections, Standpipe System.

Responsibilities

• Repair and maintain common areas and building exteriors.
• Maintain inspection logs for standpipe/sprinkler and city regs.
• Oversee preventive maintenance programs.
• Complete work orders with staff.
• Coordinate building maintenance systems with contractors and supervisors.
• Respond to emergency calls and rectify conditions.
• Orient and train staff on maintenance tasks.
• Enforce House Rules and Alteration policy.
• Attend Board meetings as needed.
• Manage a small staff of four employees.

• Responsible for repairs and maintenance in common areas and building exteriors
• Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations.
• Carry out and oversee preventative maintenance programs throughout building .
• Complete work orders with staff.
• Coordinate building maintenance systems with contractors and supervisors.
• Respond to emergency calls and rectify existing condition .
• Orients and trains employees to perform maintenance activities and tasks.
• Enforcement of the Board's House Rules and Alteration policy
• Attendance at Board meeting, as necessary
• Manage small staff of four employees

Qualifications and Skills:

• Proven organizational skills, computer literate and experience with budgeting and invoice approvals
• Experience with apartment renovations and capital projects
