Job summary

RPM Development Group in Princeton, NJ is seeking an experienced Maintenance Technician II, known here as a Live-In Superintendent, to support daily property operations and ensure clean, safe, inspection-ready apartment communities.

You will perform routine and intermediate repairs, coordinate make-ready tasks, document work orders in Yardi Maintenance Mobile, and provide courteous, professional service to residents and colleagues while living on-site at the property.

Qualifications

• High school diploma or equivalent required; trade school or certification preferred.
• At least 2 years of maintenance experience in multifamily housing, property management, facilities, construction, or related field preferred.
• Solid knowledge of general maintenance including appliance repairs, plumbing, painting, electrical, carpentry, and grounds.
• Ability to read instructions, service reports, safety guidance, and work orders.
• Proficient with Yardi Maintenance Mobile or willing to learn within timelines.
• Valid driver’s license and reliable transportation; ability to travel between properties.

Responsibilities

• Perform routine and intermediate maintenance repairs, service requests, inspections, and preventive maintenance.
• Maintain common areas, grounds, and curb appeal to keep the community clean and inspection-ready.
• Document, update, and close work orders with notes, photos, and materials in Yardi Maintenance Mobile.
• Support turnovers with make-ready tasks such as repairs, cleaning, painting, and fixture replacement.
• Identify safety hazards and communicate capital repair needs to supervisors.
• Provide courteous, professional service to residents, applicants, vendors, and teammates.
• Assist at additional sites as needed and respond to emergencies, on-call needs, and after-hours issues.
