MMS Group is seeking a live-in Maintenance Superintendent for a 170-unit residential property in Asbury Park, NJ. The role involves managing interior and exterior maintenance, preventive programs, and repairs across plumbing, electrical, and carpentry, with after-hours readiness and strong safety compliance.

Requires 5+ years in residential multifamily maintenance, a high school diploma, and a valid driver’s license.

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Valid driver's license.
• Plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Fire Safety and Boiler License.
• Possession of basic tools.
• Physical abilities including heavy lifting, bending, kneeling, stooping, climbing, balancing and carrying.

Responsibilities

• Work Orders: Efficiently complete all daily work orders.
• Communication: Inform supervisor of any delays in completing a work order.
• Regular Maintenance: Troubleshoot electrical, plumbing, appliances, and carpentry issues.
• Apartment Inspections: Assist in scheduling annual inspections and during move-in/move-out inspections.
• Unit Turnover: Ensure turnover repairs and services are completed on schedule.
• Preventative Maintenance: Maintain records for maintenance and contracts.
• Building Codes: Stay current on building codes and safety standards.
• Trash: Maintain trash areas.
• OSHA: Understand water and gas meter cut-offs and sewer clean-outs; work to OSHA standards.
• Emergency Response: Respond to after-hours emergencies according to policy.
• Snow Removal: Assist in snow clearing during events.
• Additional Duties: Perform other duties as outlined.
