Job summary

JP Management LLC is seeking an experienced Live-In Superintendent to manage a 71-unit apartment community in Keyport, NJ. This full-time, onsite role includes maintenance of building facilities and handling tenant work orders, with a spacious apartment provided.

Responsibilities include responding to service requests, performing routine and preventative maintenance, coordinating turnovers with contractors, and ensuring safety and quality in all tasks.

Qualifications

Minimum 5+ years of property maintenance experience.
Able to be on call during weekdays and weekends for emergencies/work orders.
Must have own tools and a valid driver's license.

Responsibilities

Respond to service requests from management and tenants (appliance repairs, simple plumbing/electric repairs, painting).
Perform routine and preventative maintenance.
Coordinate and assist with apartment turnovers, including working with outside contractors.
Perform general maintenance repairs and tasks safely.
Maintain a preventative maintenance program to minimize emergencies and contractor usage.
Work with tenants and staff in a positive manner.
Diagnose and repair plumbing, electrical, HVAC, appliance, sheetrock, carpentry, painting issues.
Ice/Snow removal.
