Job summary

Carteret Management Corporation is seeking a Property Manager to oversee SabalPlace, a 112-unit LIHTC community in Hillsborough County, FL, ensuring service excellence and adherence to company values.

Responsibilities include resident relations, operations, budgeting, vendor coordination and staff supervision, with a focus on compliance with LIHTC standards and RealPage OneSite usage. A 3+ year leadership background and certification within the first year are required.

Qualifications

• 3+ years' supervisory experience managing a LIHTC or similar affordable housing site.
• Must obtain industry LIHTC certification within the first year (e.g., TCS, C3P, HCCP, SCHM).
• Strong analytical skills to evaluate challenges and decide actions.
• Proficiency with MS Word, Excel, Outlook and RealPage OneSite.
• Ability to lead on-site staff and coordinate with vendors and residents.

Responsibilities

• Resident relations: maintain a customer service-oriented approach to meet resident and community needs.
• Operations: oversee community including marketing & leasing, maintenance supervision, budgeting, and vendor interactions.
• Compliance: ensure strict LIHTC program standards are met.
• Leadership & supervision: hire, train and motivate on-site team; evaluate staff and maximize productivity.
• Administrative: maximize RealPage OneSite usage; report to RPM and corporate; biweekly payroll and weekly AP.
