Job summary

Cirrus Asset Management in Las Vegas is seeking a LIHTC Assistant Community Manager to oversee occupancy and maintenance for Whispering Palms (209 units). The role requires LIHTC experience, strong vendor/tenant relations, and hands-on property management skills.

You will manage applications, credit checks, advertising, and move-in/out processes, while ensuring compliance and timely reporting. This full-time, on-site position offers competitive benefits and regular weekday hours.

Qualifications

• LIHTC regulations, income limits and compliance rules.

• Minimum of two years of property management experience.
• Knowledge of Yardi and affordable housing/government programs.
• Strong computer skills with Word/Excel/Outlook.
• Excellent communication and interpersonal skills.
• Detail oriented and highly organized.

• Excellent critical thinking and problem-solving skills.

Responsibilities

• Assists in managing all aspects of a building's occupancy and maintenance.
• Build relationships with tenants, vendors, and team members to ensure satisfaction and success.
• Collaborates with property management team to produce advertising materials to attract new tenants.
• Shows properties to prospective tenants and processes rental applications and explains occupancy terms.
• Places advertising online or in print as approved by the Manager.
• Processes applications and conducts credit checks.
• Approves invoices for payments.
• Communicates professionally with tenants about property-related issues.
• Collects, processes, and maintains records of rent payments and rental activity.
• Conducts weekly inspections and prepares a summary report.
• Inspects apartments upon move-out and finalizes deposits within state timelines.
