Kimco Realty is seeking a General Manager to oversee a Lifestyle portfolio in Louisville. The GM will manage property operations, budgets, financial reporting, and tenant relations, while directing marketing programs and community engagement to drive traffic and ancillary revenue.

The role requires strong leadership, financial acumen, and the ability to supervise staff across multiple centers, ensuring compliance and high service levels.

Qualifikationen

• Minimum of 10 years of experience in retail property management or related field.
• Bachelor’s degree or equivalent relevant experience.
• Strong financial, organizational, leadership, and administrative skills.
• Experience with budgeting, forecasting, capital planning, vendor management, contract administration, sponsorship development, and tenant relations.
• Proven ability to drive operational excellence and financial performance.
• Ability to manage multiple projects and priorities simultaneously.
• Excellent verbal and written communication skills.
• Proficient in Microsoft Office (Word, Excel, Outlook, and PowerPoint).
• Experience with lifestyle centers, open-air retail, shopping centers, or mixed-use properties preferred.
• Embraces a technology-forward mindset with curiosity for AI and innovative solutions.

Aufgaben

• Direct the overall management and operation of the properties.
• Develop and manage annual operating budgets, forecasts, and capital expenditure plans.
• Monitor financial performance and implement strategies to maximize revenue opportunities and control expenses.
• Review and approve invoices, purchase orders, and expenditures in accordance with company policies.
• Oversee capital projects, tenant improvements, and property enhancement initiatives.
• Manage vendor relationships and service contracts and ensure timely, professional work.
• Conduct regular property inspections to ensure centers are clean, safe, and marketable, directing corrective actions.
• Respond to tenant requests and maintain positive tenant relationships.
• Oversee tenant openings, relocations, remodels, and closings.
• Maintain vacancies in marketable condition and support leasing efforts.
• Identify opportunities to generate ancillary income through sponsorships, advertising, events and other initiatives.
• Direct marketing, community engagement, sponsorship, advertising and events to drive traffic and revenue.
• Recruit, develop, supervise, and mentor property staff, fostering teamwork and accountability.
• Ensure compliance with company standards, procedures and risk management.
