Job summary

UG2, based in Cambridge, MA, is seeking a Maintenance Technician 1 Licensed to perform maintenance, repair, and installation of HVAC systems, controls, and related building equipment. You will troubleshoot, perform preventive maintenance, and log activities to ensure safe, efficient operations.

The role involves installing ductwork, piping, and equipment; maintaining life safety systems; responding to tenant requests; and coordinating with supervisors, vendors, and management.

Qualifications

• Active HVAC license and 5+ years in commercial/industrial HVAC.
• Familiarity with HVAC and electrical codes.
• Ability to plan, organize, and troubleshoot HVAC equipment.
• Experience with VAV boxes and energy management controls.

Responsibilities

• Troubleshoot HVAC equipment and controls to identify problems and perform necessary repairs.
• Conduct ongoing maintenance of HVAC equipment as part of the facility's preventive maintenance program.
• Install ductwork, refrigeration piping, air conditioning units, and exhaust equipment.
• Operate, maintain, and log all HVAC and MEP equipment under the direction of the supervisor.
• Respond to tenant service requests and build positive tenant relationships through prompt and courteous responses.
• Carry out preventive maintenance and repairs on HVAC equipment such as plumbing and electrical systems as directed by the supervisor.
• Maintain computerized or manual logs detailing preventive work performed on equipment.
• Assist in inventory management by helping order stock and maintain supplies.
• Respond promptly to emergency situations and client concerns.
• Review tenant and client improvement plans and inspect active construction areas for compliance with building rules and regulations.
• Manage fire alarm and sprinkler systems, coordinating necessary shutdowns and tests with contractors and vendors.
• Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and report to management.
• Maintain and operate life safety/fire systems.
• Perform minor repairs on doors, hardware, locks, windows, ceilings, and floors.
• Troubleshoot and make recommendations to improve maintenance operations and implement savings opportunities.
• Comply with all applicable codes, regulations, governmental agency directives, and company policies related to building operations and practice safe work habits.
• Daily communication with property management, engineering staff, security, tenants, and contractors/vendors is essential.
• Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs.
