Job summary

The role includes leading due diligence, negotiating terms with senior members, and building long-term relationships with brokers and owners.

Qualifications

• Active Georgia Real Estate License is required.
• Driver’s license and reliable transportation for local visits.
• 1-2 years experience in real estate investment or related roles.
• Experience in rehabilitation estimating and cost/timeline assessment.
• MLS experience preferred for property research.
• Familiar with HUD-1 documents and purchase contracts.
• Entrepreneurial, results-driven, and capable of multitasking.
• Strong financial acumen and ability to interpret financial data.
• Excellent written and verbal communication.
• Advanced Excel skills for analysis and reporting.

Responsibilities

• Identify and source off-market acquisition opportunities through outreach and networking.
• Conduct market research on local conditions, values, trends, and economic factors.
• Analyze properties with detailed financial evaluations, including costs and projected returns.
• Lead due diligence on history, liens, permits, and zoning; verify conditions.
• Build and maintain relationships with owners, brokers, wholesalers, and market players.
• Assist with deal negotiations and terms with guidance from senior team.
• Prepare comprehensive reports on potential acquisitions, including analyses and projections.
• Collaborate with acquisitions, finance, and legal teams to facilitate deal execution.
• Stay updated on market trends and refine sourcing strategies to improve deals.
• Perform additional tasks as delegated by management.
