ESSENTIAL DUTIES AND RESPONSIBILITIES

The essential functions include, but are not limited to the following:

oSupervise, train, and mentor a team of technicians.

oOversee scheduling and assignment of tasks to maintenance staff to ensure optimal coverage and efficiency.

oConduct performance evaluations, provide ongoing coaching, and recommend improvements for team members.

oManage the hiring process for new technicians, including conducting interviews and onboarding.

oEnsure compliance with safety protocols and industry standards.

•Maintenance and Operations:

oDiagnose and repair issues in electrical, plumbing, HVAC, swimming pools, carpentry, drywall, exterior structures, and appliances.

oPerform preventative maintenance to ensure all equipment and facilities are safe and functioning optimally.

oProvide exceptional service to members & guests, addressing maintenance needs promptly and professionally.

oMaintain detailed records of work completed, including service reports and equipment maintenance logs.

oCollaborate effectively with team members and communicate work status clearly with management.

oStay current with operational procedures and participate in team meetings.

oAssist with inventory management, including tracking supplies and maintenance materials.

oRespond to emergency service requests and be available for on-call shifts, including evenings, weekends, and holidays.

JOB SUMMARY:

We are seeking a skilled and licensed Facilities Manager with expertise in HVAC, Plumbing, or Electrical to join our Facilities Maintenance team. In this managerial role, you will oversee the day-to-day operations of the maintenance department, including the supervision of technicians, hiring, training, coaching, and scheduling. You will also be responsible for diagnosing, repairing, and maintaining a variety of systems to ensure a safe, efficient, and high-quality living environment for all residents. The ideal candidate will possess leadership skills, a strong work ethic, a commitment to customer service, and the ability to manage a team effectively. This role requires the individual to be licensed in HVAC, Plumbing, or Electrical and must be available to work on-call and weekends as needed.

MINIMUM QUALIFICATIONS:

•High School Diploma or equivalent.

•Active and valid technician license in HVAC, Plumbing, or Electrical (or combination).

•At least 3 years of hands-on experience in building maintenance and troubleshooting systems, with a minimum of 1 year in a supervisory or managerial role.

•Proven ability to lead, train, and motivate a team.

•Strong technical knowledge in HVAC, plumbing, electrical systems, and basic carpentry and appliance repairs.

•Ability to use standard powered and non-powered tools efficiently and safely.

•Valid driver’s license and reliable transportation.

LICENSES AND CERTIFICATIONS:

Must possess a valid Texas Driver’s License and meet the driver safety policy requirements.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position. Our property sits on 767 acres and features many indoor and outdoor facilities that make up the work environment. While performing the duties of this position, the employee is regularly required to stand and move around for the entirety or majority of their shift. The employee may be working outside or inside and in different types of weather including excessive heat, cold temperatures, rain and sunshine. While performing the duties of this position, the employee is also regularly required to push, pull, bend, lift and/or move up to 50 pounds. Likely this role will require the ability to drive a golf cart to transport from one area of the property to another in a safe and secure manner.
