Job description

We are hiring an experienced Licensed Building Engineer to oversee the day-to-day operation and maintenance of a 500,000-square-foot commercial building in Sunset Park, Brooklyn. We are seeking a hands-on engineer with a strong understanding of commercial HVAC and electrical systems and the applicable NYC/FDNY licenses and certifications required to operate and maintain building systems safely and effectively.

Role Description

The Licensed Building Engineer is a full-time, on-site position responsible for the safe, efficient, and reliable operation of the building's mechanical, HVAC, electrical, plumbing, life-safety, and other building systems.

Day-to-day responsibilities include monitoring and maintaining HVAC and electrical equipment, performing routine inspections, and carrying out preventive and corrective maintenance. The engineer will respond to service calls, troubleshoot equipment and system issues, coordinate repairs, and work closely with property management, tenants, contractors, and vendors to maintain building performance and tenant comfort.

The position will also assist in ensuring compliance with NYC Building Code, FDNY requirements, and other applicable regulations, maintain accurate equipment and maintenance logs, and support energy-efficiency and sustainability initiatives at the property.

Qualifications

• Strong working knowledge of commercial HVAC and electrical systems is essential, with the ability to understand, operate, troubleshoot, and identify issues with building equipment and infrastructure.
• Significant hands-on experience in commercial building operations, engineering, and maintenance, including routine inspections, system upkeep, troubleshooting, and preventive maintenance.
• Experience with HVAC, electrical, mechanical, plumbing, and general building systems, including troubleshooting and coordinating repairs.
• Candidates should hold relevant NYC/FDNY licenses and certifications, with a strong preference for candidates who currently possess Q-01 Refrigerating System Operating Engineer, S-12 Citywide Sprinkler Systems, S-13 Citywide Standpipe Systems, EPA Section 608 Universal Certification, and FLSD (Fire and Life Safety Director) credentials.
• Additional NYC/FDNY Certificates of Fitness and relevant building engineering licenses are highly desirable.
• Experience coordinating with property management, contractors, service vendors, and tenants.
• Demonstrated ability to establish and follow preventive maintenance programs to minimize equipment downtime and extend equipment life.
• Familiarity with NYC building, fire, safety, and operating requirements applicable to commercial properties.
• Ability to read and interpret building plans, technical manuals, equipment specifications, and mechanical/electrical schematics.
• Strong troubleshooting and problem-solving skills, with the ability to identify the source of mechanical and electrical issues and determine when specialized contractors are required.
• Strong communication and organizational skills and the ability to prioritize work in an active commercial building.
• Willingness to work occasional evenings, weekends, or on-call shifts as building operations require.
• Candidates with the applicable licenses/certifications and substantial hands-on HVAC and electrical experience are strongly encouraged to apply.

• Base salary: $45 p/h - $55 p/h depending on experience
