Job summary

Brooklyn Navy Yard Development Corporation (BNYDC) is the not-for-profit real estate developer and property manager for the Yard, acting on behalf of The City of New York. The Building Engineer (HVAC) will operate and maintain HVAC systems, ensure safety, and coordinate with the Chief Engineer to keep facilities compliant and efficient.

This full-time, non-exempt role reports to the Assistant Chief Engineer and supports overtime and emergency response as needed in a diverse urban environment.

Qualifications

• HS Diploma or GED required with HVAC certification.
• Experience reading blueprints and understanding mechanical plans.
• Demonstrated ability to manage multiple tasks and deadlines in a facilities setting.
• Knowledge of FDNY safety requirements and certifications.

Responsibilities

• Operate, maintain, repair, and install HVAC systems and equipment.
• Inspect HVAC and fire systems; ensure code compliance and safety.
• Maintain logs, prepare procedures with the Chief Engineer for compliance.
• Handle work orders and monitor contractor performance.
• Coordinate with tenants, contractors, and sub-contractors on tasks.
• Support emergency responses and overtime as needed.

Summary

The Brooklyn Navy Yard Development Corporation (BNYDC) is the not-for-profit corporation that serves as the real estate developer and property manager of the Yard on behalf of its owner, The City of New York (the “City”). BNYDC constantly strives to provide an environment in which businesses and careers can take root and grow.

Areas of Responsibility

• Operate, maintain, repair, and install HVAC systems and associated equipment.
• Perform routine inspection of all HVAC, and fire systems.
• Maintain compliance with City, County and State ordinances and codes.
• Handle daily reporting, logbooks, and assignments.
• In coordination with Chief Engineer, prepare operational procedures to ensure code compliance of Mechanical Systems, FDNY Logs, and annual maintenance inspections.
• Perform facility walkthroughs for inspections, data gathering, photography, and audits.
• Manage work orders through workflow applications.
• Ensure that operations are in compliance with safety procedures, client safety requirements, company policy and procedures, and applicable regulations and industry standards.
• Monitor contractor performance to ensure work is completed according to specifications and within the facilities rules and regulations.
• Keep abreast of new technologies and efficiency protocols for building operations.
• Perform related work and other duties as assigned

Qualifications

Required Skills and Abilities

• Strong project management, planning, and organizational skills
• Excellent oral and written communication skills
• Must be able to multi-task effectively and manage multiple deadlines
• Intermediate to advanced computer skills, including knowledge of Microsoft Office specifically Excel and Word
• Ability to establish and maintain good working relationships with tenants, contractors, sub-contractors, clients, and employees
• Ability to look for new ways to improve internal processes and workflow
• Proficient with BMS systems
• Obtain additional FDNY Certificate of Fitness as required
• Ability to read blueprints
• Availability to work overtime and respond to emergency situations as needed
• Ability to lift/move heavy equipment (up to 50 pounds), climb ladders, work in confined spaces and outdoors in all weather conditions

Required Qualifications

• HS Diploma/GED
• DMV issued driver’s license
• Certification of Refrigeration required for Engineer position (Q01 Certification)
• EPA Universal Technician Certification
• OSHA 10-Hour
• Package Unit experience

Preferred Qualifications

• F-89 Certified (FLSD) Fire and Life Safety Director, or ability to initiate the certification process within three (3) months of hire
• OSHA 30-hour or OSHA 511 Course
• Category 7G Cooling Tower Water Treatment License (DEC)
• FDNY Q-01 Certificate, or ability to obtain within six (6) months of hire
• Sprinkler S-12 Certificate of Fitness (FDNY), or ability to obtain within six (6) months of hire
• Standpipe S-13 Certificate of Fitness (FDNY), or ability to obtain within six (6) months of hire
