Job summary

Greystar Real Estate Partners, LLC in Wilmington, NC is seeking a Leasing Specialist for Midtown Junction. You will drive leasing efforts, greet prospects, show apartments, process applications, and manage renewals to meet occupancy and revenue targets.

The role requires coordinating marketing plans, maintaining strong resident relations, and using OneSite/Yardi to track data. Schedule is Monday–Friday with weekend rotations and on-site duties.

Qualifications

• Experience in residential leasing and property showing.
• Ability to analyze occupancy trends and implement marketing plans.
• Familiarity with on-site software and resident relations.

Responsibilities

• Perform sales and leasing activities to meet occupancy and revenue targets, greet prospects, conduct tours, process applications, perform background checks, and prepare lease packages.
• Inspect apartments prior to move-in and coordinate with maintenance to address issues for move-in readiness.
• Monitor market conditions and competitor activity; develop short- and long-term marketing plans to sustain occupancy.
• Design and execute marketing activities to drive traffic, including referrals, employer outreach, and internet marketing.
• Utilize OneSite/Yardi to track availability, record traffic, and manage resident data.
• Ensure show units meet company show-quality standards and prepare the leasing office for daily activities.
• Follow up with prospects and renewals to finalize leasing decisions and renewal terms.
• Support lease renewal program with letters, packages, and advance outreach to renewing residents.
• Address resident and owner questions promptly and document requests for appropriate action.
