Your primary responsibility is to achieve and maintain optimum occupancy via leasing units and renewing existing leases.
What you will do
- Lease apartments
- Convert telephone traffic to appointments
- Tour the community with prospective residents
- Send thank‑you notes to prospective residents
- Pre‑qualify applicants
- Review pending applications for approval
- Notify applicants of application status
- Move‑in new residents and review all necessary paperwork
- Accept payment as predetermined by the Assistant Manager
- Complete lease paperwork accurately and timely (applications, credit checks)
- Deliver move‑in gifts and walk units prior to move‑in
- Issue keys
- Renew current resident leases and inform residents of lease expiration and new lease terms
- Handle move‑out of vacating residents, complete paperwork, and retrieve keys, passes, etc.
- Assist current residents with concerns to minimize resident problems
- Maintain positive resident relations
- Attend resident functions unless directed otherwise by supervisor
- Perform general office duties such as opening/closing the office, typing, filing, answering phones, assisting with weekly reports
- Complete quality control procedures as directed by supervisor
- Perform additional duties, responsibilities, or projects as assigned
Requirements
- Leasing experience preferred
- Sales/customer service experience accepted
- Ability to communicate effectively and professionally with residents, associates, vendors, and supervisors
- Self‑motivated, exhibit a positive personality, and be sales‑motivated
- Conduct yourself professionally, neat, and well‑groomed
- Walking up and down stairs to show apartments to prospective residents
- Lifting no more than 25 pounds; if more, seek assistance from maintenance
- Support 5 Albuquerque properties
- 40-hour work week; Saturday may be required
