WinnCompanies is seeking a Leasing and Occupancy Specialist I at Academy Gardens Apartments in Bronx, NY. You will handle day-to-day leasing, marketing, move-ins, certifications, and renewals while delivering outstanding service to residents and clients to keep occupancy high and rents strong.

The role requires 1–3 years of relevant experience, high school diploma, and proficiency with Microsoft Office; familiarity with Yardi/RealPage is a plus.

Qualifications

• High school diploma or GED required.
• 1–3 years of relevant leasing/marketing experience.
• Experience with computer systems, especially Microsoft Office.
• Excellent interpersonal and communication skills with attention to detail.
• Ability to work well under pressure in a busy leasing office.
• Comfort working with diverse people and personalities.

Responsibilities

• Interact with prospective and current residents to maximize occupancy.
• Generate traffic, lotteries, wait lists, tours, and qualify prospects.
• Prepare lease docs, complete move-in paperwork, and maintain databases.
• Deliver service beyond expectations and educate residents on WinnCompanies programs.
• Review and prioritize resident service requests and assist with events.
• Assist on-site marketing docs, reports, and web content updates as needed.
• Maintain relationships with local businesses and housing offices to generate business.
• Stay current with local events and market demographics.
